The Leasing Agent
Believe it or not many people will base their decision based upon how they were treated and the demeanor of the leasing agent. We have been on many personal tours where the leasing agent simply opened the door and allowed the possible renters to view the property on their own.
This is exactly what a leasing agent should not do. Their job is to try and excite the resident about what it could be like. Talk about the kitchen appliances or the size of the apartment home. Let the renters know what the apartment home will come with. Ask them questions and get them involved in the process. If a leasing agent is rude or uncooperative, your customers will not want to fill out an application with the community.
The Location is very important. Are your customers attending school or working nearby? How far will the drive be or will they be using public transportation. Renters will want to make sure they are in close proximity to where their final destination is.
Make sure you find out exactly how far they are willing to drive. Remember many times renters will change their minds. However, usually renters will want to live closer to work than farther away. Make sure you ask enough question to discern what they need.
The newer apartment homes in the inner loop area of Houston seem to be shrinking in size. Some new properties like Gables Memorial Hills have one bedroom apartment homes that begin under 600 square feet. Renters should not let the price of an apartment home fool them. You can easily pay more for an apartment home solely by the square footage. Many renters will bring calculators with them today and figure out exactly what they are paying per square foot. Even though they may be writing a larger check to the apartment community each month, they may be saving money when comparing the square footage amounts in each apartment home.
